The Tri-Lakes area includes the towns of Palmer Lake and Monument. Located at the northern edge of El Paso County, it is 20 minutes north of Colorado Springs and 50 minutes south of Denver. It is known as the Tri Lakes area due to the three lakes within its border: Palmer Lake, Monument Lake, and Lake Woodmoor.

Tri-Lakes is bordered by, Colorado Springs and the United States Air Force Academy to the south, Black Forest to the east, foothills and rock outcroppings to the north, and Pike National Forest on the west,  

The town of Monument was first settled as a stop along the Rio Grande Railroad in 1872. It was incorporated as Henry's Station in 1879. The name was later changed to Monument due to the many rock outcroppings surrounding it.

Dating back to 1882, Palmer Lake is a charming foothills community with lots of small town charm. Downtown Palmer Lake features local restaurants, historical museum and The Tri-Lakes Center for the Arts. Palmer Lake itself offers decent fishing when stocked during warm months and supervised ice skating with a hard freeze in winter.

The Santa Fe Regional Trail, one of the longest continuous trails in El Paso County, runs through this region.  One time part of the Atchison, Topeka, and Santa Fe Railway, it now lend itself to a variety of outdoor activities such as hiking, biking and horseback riding. Because it is a fairly flat trail, it is also used in the winter by cross-country skiers and snow shoers. 

This area has also seen abundant growth in commercial amenities and new home construction. Some of the beautiful neighborhoods in this area include Jackson Creek, Woodmoor, Kings Deer, Sanctuary Pointe, and Forest Lakes. The Monument area offers a wide range of living possibilities from golf course communities, wooded forest, and spectacular views of the Front Range.  The public school system is Lewis-Palmer School District 38. The two high schools in this are are Lewis-Palmer and Palmer Ridge. The median price of a home here is $671,000.
